Mountain Harbor

A picture-perfect residential and resort community set on seventeen acres of manicured grounds on the shores of Whitefish Lake, at the base of Big Mountain.
The outside heated pool and Hot tub have been completely rebuilt. They are both open during the summer, usually from Mid May until the middle of October.
The Hot tub is also open during ski season, beginning of Decmeber until the beginning of April.
There is also a tennis court and a basketball hoop.
The grounds at Mountain Harbor are beautifully landscaped and a path leads down to the 405 feet of private lakefront with a pebble beach. 
Boat slips are available for rent from the HOA on a first come first served basis.

MOUNTAIN HARBOR HOMEOWNER’S ASSOCIATION, INC, (MHHA)
CONDENSED RULES AND REGULATIONS FOR GUESTS AND TENANTS

Since Mountain Harbor is within Whitefish City Limits, we are required to adhere to the City Laws and ordinances.
Curfew is at 10:00p.m.; all amenities close at this time. Mountain Harbor has security that enforces these rules.

AMENITIES:

POOL/HOT TUB:
HOURS:         9:00a.m. – 10:00a.m. – Adult Swim
10:00a.m. – 10:00p.m. – All Swim
Smoking is prohibited.
No boom-boxes. Music allowed with headphones only. Please don’t share the music from your condo.
No glass containers inside the fenced area.

CLUBHOUSE:
Clubhouse rental is available to owners only
Specific clubhouse rules are on the reservation form available at the office

TENNIS COURT / BASKET BALL HOOP: (same key as pool)
Please limit your playing time to one hour so that other people may also enjoy this amenity.
No rollerblading, scooters or skateboarding allowed.

DOCK / BEACH AREA:
Fire pit is for everyone’s enjoyment – no private parties.
Boat slip rental (if available) through MHHA office. Dock rules are attached to reservation form.


GENERAL RULES:

Parking of motor homes, boat trailers, flatbed trailers, snowmobiles etc: Is strictly prohibited unless they can be stored in the garage, (Not carports). Management is authorized to contact a towing company for removal from Mountain Harbor of such vehicles and all costs for that action will be the responsibility of the vehicles owners. Please contact MHHA HOA Manger for suggestions for off-site storage options.

Parking: All owners, guests and tenants are requested to first park in their garage or carport, then use the space directly outside their garage or carport. If doing so, please make sure not to block the roadways or access to other units. Any additional vehicles must be parked in the overflow parking area, indicated on the Mountain Harbor Map. In no event is it permissible to block roads, driveways, emergency access, or fire lanes. For further assistance in parking seek direction at the office.

Noise:  No owner, guest or tenant shall make or permit any noise (from audio equipment, parties, etc.) that will disturb, annoy or interfere with the rights of the occupants or guests of any of the Condominium Units in the development. Use of audio equipment in Common Areas (pool, tennis court, dock and fire pit) is permitted with earphones only.

Pets: No bird or animal shall be kept or harbored in the development unless the same in each instance be expressly permitted by the Board of Directors. (Application through Association Manager). In no event shall animals be permitted in any of the public portions of the development unless carried or on a leash as required by City law. The grounds at Mountain Harbor are to be respected by pet owners. Owners, guests and tenants are responsible for immediately taking care of animal waste that is deposited by their pet. The owner shall indemnify the Board of Directors and hold it harmless against any loss or liability of any kid or character whatsoever arising from or growing out of having an animal in the development.

Refuse:  All refuse from the Condominium Units shall be deposited with care in garbage containers intended for such purposes. All refuse must be placed within containers provided. Placement of refuse outside of containers is unacceptable.

Pathways: All asphalt and gravel pathways are for the sole use of pedestrians. No bicycles, skateboards or roller blades allowed on pathways. In addition to motor vehicles, roads may be used in a safe manner by bicycles, skateboards, roller blades and skates.
The roads, greens and walkways in front of the Condos and the entranceways to the units shall not be obstructed. No bicycles, scooters, baby carriages or similar vehicles or toys, or other personal articles shall be allowed to stand in any of the common areas.

Drying / Hanging articles: No article shall be hung or shaken from doors or windows or placed upon the windowsills or deck railings of the Condo units.

Fireworks: No fireworks allowed on Mountain Harbor property. New - Note a $300 fine is imposed for a first offense by the City of Whitefish Authorities, $500 for second or subsequent offense.
