Rental Agreement


PAYMENT POLICY: You agree that by completing this booking process you are entering into a binding contract with Lakeshore Rentals and agree to all the pertinent rules and regulations below. Acknowledge, understand, and agree that as soon as you give the Lakeshore Rentals agent your credit card information, or book a property yourself online, we are authorized to charge that credit card, without your signature, for the initial deposit of fifty percent (50%) of the rent, plus the Damage Waiver Insurance fee, and the Vacation Rental Insurance fee, (if selected) are also authorized to charge the remaining balance of the total bill, (including cleaning, tax and credit card processing fee) to the credit card on file 60 days prior to your arrival date, which may be at time of booking if within 60 days of arrival. We accept Visa, MasterCard, Discover and American Express. Credit card will be charged for any unpaid balances, property damage during your stay, (unless if you purchase the Vacation Rental Damage Protection - see below). Cleaning cost in excess of the amount budgeted, or long distance phone calls on the property phone, (at the rate of $0.50 per minute). We charge $5 to return left items plus the cost of postage the card is changed, expired, or otherwise unable to be charged, the renter will be responsible for providing an alternate card for payment.

CANCELLATION POLICY: All cancellations must be received in writing, (e-mail is sufficient). Within 48 hours of a reservation, canceling is a 100% refund. Cancellations at least 60 days prior to arrival will receive a 50% refund of the deposit minus processing fee. There are no refunds for cancellations within 60 days of arrival. We are unable to deviate from this policy for any reason, including all weather, travel plans changing, maintenance, housekeeping issues, late arrivals, early departures, sicknesses, event schedules, outages or noise. At the time of a completed booking if the rates have been misquoted due to a computer and/or human error, Lakeshore Rentals may correct or adjust rates. Third-party reservations (such as Airbnb, Vrbo etc.) please check the site as these platforms may be subject to different terms and conditions than Lakeshore Rentals Direct Bookings.

VACATION RENTAL INSURANCE: Vacation Rental Insurance has been made available with your reservation.
Rental Insurance reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. You may cancel this policy within 10 days of plan purchase.
If you choose NOT to purchase Travel Insurance you acknowledge that you have read and understood the Lakeshore Rentals Cancellation Policy which states that there are no refunds for cancellations at any time withing 60 days of your arrival date. If you chose to purchase Travel Insurance and must cancel you must contact CSA for the insurance claim. Lakeshore Rentals cannot claim on your behalf, our foreign guests, if travel insurance is not available from CSA, it is advisable to find your own travel insurance.

VACATION RENTAL DAMAGE PROTECTION: This Vacation Rental Damage plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 will be charged to the credit card on file. If you damage the real or personal property assigned to your rental accommodation during the trip, the Insurer will reimburse the lesser of the cost of repairs or replacement of the property, up to $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy (www.vacationrentalinsurance.com/G20VRD ). The Vacation Rental Damage can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Lakeshore Rentals any amount payable under the terms and conditions of the Vacation Rental Damage. You can either purchase the CSA Damage Fee Waiver Insurance policy for $70 which covers damage up to $3,000, or provide a security deposit of $3,000, (please note that the processing fee of 4%, ($120.00) will be added to this amount and will not be refunded along with the security deposit refund). The security deposit will be charged to the card which is used to book your vacation when the final payment is due. The deposit is not applied to your rent. However, it is fully refundable within 3 weeks of departure, less the full cost to replace, repair or restore damages. Time is no earlier than 4p.m. Departure Time is no later than 10a.m.No early arrivals are permitted without prior approval. You may purchase an early arrival for an additional $50 if the schedule permits, (arrival time as early as 2pm). This must be purchased at time of reservation. Should a guest be found at the property past 10:00 am, guest agrees to be charged $50 for every partial hour that the house is occupied after 10 am. Our cleaning staff are on a very tight schedule and we want to make sure that every house gets the proper cleaning attention for our future guests. You may purchase a late departure, (no later than 12 noon), for an additional $50 if the schedule permits. This must be purchased at time of reservation. Guest agrees to be charged $50 for every partial hour that the house is occupied after 12 noon, if the late departure option is purchased.

INTERNET: Most properties have internet access. The service providers monitor each account for illegal downloads of copyrighted materials, such as songs or movies, etc. We do not allow such activity in our properties. If we receive a notice from the service provider that such activity has taken place, any fine will be passed directly to the renter of the property.

ADDITIONAL OCCUPANTS: Neither the property owner, nor Lakeshore Rentals is responsible for any property damage whatsoever, intentionally or accidentally, by the Tenant(s) or their guests to the rental property or any bodily injury suffered while on the property by the Tenant(s) or their guests. The premises shall not be occupied by any person other than those named as tenant or additional occupants in this rental agreement, without the prior consent of the manager. The premises shall not be used for anything other than a residence.

PARTYING AND NOISE COMPLAINTS: We expect all guests to be respectful of the neighbors with regard to behavior and noise. No loud partying, bachelor, or bachelorette parties, or disruptive behavior allowed at the property. No outdoor gatherings at the property are allowed after 10 pm. Any noise or partying complaints may result in the police being called and/or ejection from the property with no refund of any monies paid. We WILL charge extra cleaning if we find evidence of such parties.

EMERGENCY: Lakeshore Rentals reserves the right to find alternative accommodations for the tenant in the case of emergencies. Lakeshore Rentals reserves the right to enter the premises for the purpose of inspection, repair, alterations, or to display the property to prospective renters or buyers.
Use of Watercraft (Canoe): *Only available/applicable at select properties. This agreement constitutes a Waiver and Release of Liability, whereby the Renter agrees to release, discharge, hold harmless, defend and indemnify Lakeshore Rentals and its owners, agents, and employees from any and all claims, actions or losses for bodily injury, property damage, wrongful death, loss of services or otherwise which may arise out of Renter’s use of Watercraft Equipment, premises or facilities or Renter’s use of watercraft. The Renter agrees that they are familiar with the safe operation of the of watercraft being provided for Renters use by Lakeshore Rentals . The Renter also agrees they are familiar with and will comply with all rules and practices customarily applicable to, and/or prescribed by Lakeshore Rentals for the safe operation of the watercraft. The renter represents to Lakeshore Rentals that they are in good health, and are not aware of any physical or medical condition which might endanger them or anyone else when using the Watercraft.

SMOKING: No smoking inside of any of Lakeshore Rentals Properties. If this policy is violated and evidence of smoking is discovered, the guest will have an additional $2000 fee added to their credit card on file. Lakeshore Rentals will also charge any additional cleaning fees as deemed necessary to correct any damage caused by smoking. Violations of Lakeshore Rentals policies will result in immediate eviction and forfeiture of all rental costs.

PETS: No pets allowed, unless agreed upon. If a pet is discovered at any “pet friendly” condo without authorization a $300 fine will be assessed. If an unauthorized pet is discovered during occupancy of a property that is “non-pet friendly” such action will result in immediate eviction & loss of rental money, a $2000 fine and cost to deep clean the property will be charged to the credit card on record. Or if signs of a pet are discovered after occupancy, a $2000 fine and cost to deep clean the property will be charged to the credit card on record. If a pet causes damage to the property or the grounds or is considered by the management as a nuisance, (e.g. excessive barking), the pet will have to be removed from the property and kept in an off-site kennel facility at the pet owners' expense.

GROSS NEGLIGENCE: Any vomit, or otherwise foul messes left for Lakeshore Rentals Staff to clean is unacceptable and a fee of $2000 will be charged addition to any cleaning fees that are deemed necessary by Lakeshore Rentals.
Garbage Disposal: Please be careful not to block the garbage disposal. Run water into the disposal before switching on and don’t put large pieces or large volumes of waste into the unit. If you block the garbage disposal the plumbing has to be dismantled to clear the blockage for which there will be a $35 call out fee during regular working hours or you can hire a local service.
Blocked Toilet: Please take care not to block and overflow the toilet. To operate the toilet you must press and hold the handle down to ensure the full tank is discharged into the bowl. Don’t attempt to re-flush if the toilet is blocked as the toilet bowl will overflow. Instead, use the plunger to release the blockage. In the event that you block one of the toilets and cannot clear it yourself, please don’t ask Lakeshore Rentals staff to unblock your toilet. You should hire a local service.
Lost Key: There will be a $15.00 charge for each house key and $50 for any lost "Do Not Copy Key" - i.e. pool/hot tub key in Mountain Harbor
